The chimney is one of the most taken-for-granted parts of a home. Yet, it is an integral part of most home heating systems, no matter the source of fuel. Typically it tends to receive neither the attention nor the concern usually accorded other household service systems. The fact that chimneys may do their job reasonably well, even when abused or neglected, contributes to this atmosphere of indifference. They perform several vital functions, and their simple appearance belies their complex construction and performance requirements. A chimney deteriorated by constant exposure to the weather can be a potential safety hazard. Weather-damaged lining systems, flue obstructions, and loose building materials all present a threat to residents.
Water penetration can adversely affect the integrity of a masonry chimney. Brick, mortar, concrete, concrete block, stone, flue tile, steel, and cast iron will suffer accelerated deterioration as a result of prolonged contact with water. Moisture that has penetrated the materials periodically freezes and expands causing undue stress (cracking and splitting). Rainwater funneling down an uncovered flue opening can cause clay flue tiles to crack, damper assemblies to rust, and deteriorate metal or masonry firebox walls and assemblies. A chimney cap, also called a rain guard, has long been recognized as an important chimney safety and damage prevention component.
Repairs and Prevention:
Cracked clay tile lined and unlined chimney flues should be relined to allow the gases and heat to be directed up and out to the outside atmosphere. We can install a properly sized metal liner that will allow for the safe use of your fireplace or heating system.

Chimneys are notorious for leaking, and the culprit is almost always the sheet metal flashing. To spot problems with your chimney flashing simply look for water stained ceilings or other telltale signs of leaking in the vicinity of your chimney. You’ll want to install new chimney flashing if it’s missing, rusted through, falling out or completely covered with roofing tar (a typical short-term fix that’s sure to be hiding bigger problems). It’s also a good time to install new flashing when you put on new shingles or rebuilding the chimney because you’ll want it to last (10 to 25 years).

A chimney crown is a masonry roof that covers the top of your chimney. It prevents water from seeping into the masonry below. Water damaged or cracked chimney crowns can lead to costly chimney repairs. Chimneys are often capped improperly with mortar crowns instead of the recommended cast-in-place concrete crowns. If the mortar crown is loose, crumbling, or severely deteriorated, it should be replaced with a new cast-in-place concrete crown. If the crown is damaged but structurally sound, it can be effectively repaired.
A masonry chimney is constructed of a variety of masonry and metal materials, including brick, mortar, tile, steel and cast iron. All of these materials will suffer accelerated deterioration as a result of prolonged contact with water. Chimney- Saver, is one of the first products developed specifically for chimneys, has been used successfully by leading chimney professionals for nearly 20 years. have been developed specifically for use as waterproofing agents on masonry chimneys. These formulas are vapor permeable which means that they allow the chimney to breathe out, but not in. Thus water that has penetrated the chimney, or moisture that has originated from inside, is allowed to escape, while the waterproofing agent prevents water from entering from the outside. It reduces water penetration into the masonry by 99.9%, according to ASTM tests conducted at the University of Wyoming. It’s also 100% vapor permeable, which means it won’t trap water vapors that may pass through the bricks when the chimney is in use, unlike other products found in most hardware or home improvement stores. We have a 10 year written warranty on all of our waterproofing services. Ask about our water testing services for hard to find leak problems.
